Hello Ward 8 Neighbours,
The Sheldon Neighbourhood of Ward 8 will be welcoming new neighbours in the coming years. Over 330 households will be built on the lands of 35 Sabina Boulevard, located south of Stone Church Road West and east of Garth Street.

The project by Spallacci and Sons Ltd. is Phase 3 of the Eden Park – Parkview Estates subdivision development. It will include 71 street townhouses up to 11 metres in height and 260 stacked townhouses with a maximum height of 13 metres.
Ward 8 Councillor John-Paul Danko believes that this development is very similar in style to many Toronto housing projects, and fits the neighbourhood’s dynamic. “It’s a high-quality development” Danko told the Hamilton Community News, going on to add that “I really like the mix of two-bed and three-bed units” and that “it’s a modern built form that currently hits the mark for affordability and mixed density.”

As with any development of its size, feedback was received by community members with concerns about the local wildlife and the added traffic density along Garth St. and Stone Church Rd. W.
Staff investigated concerns and stated in their report that the area is “not known to be home to any significant wildlife habitat”.

In terms of traffic, a 2018 Paradigm Transportation Solutions Ltd. revealed future deficiencies at major intersections in the surrounding area, however the study stated that the development is “not significant in the context of overall growth in the area and would not, in (and) of themselves, contribute to any further exacerbation of future level of service.”
**Also of note from the December 3rd Planning Committee meeting is the Temporary Use By-Law which will allow legal duplexes in Wards 1, 8 and parts of 14, a big milestone towards rental licensing. To find the full minutes from the meeting, please click here.**
