Public Meeting for proposed Townhouse Development at 866 West 5th & Rosehill

Councillor John-Paul Danko will hosting a zoom meeting on April 07 at 7pm to discuss the proposed 9 townhouse development at 866 West 5th , which is located at the corner of West 5th and Rosehill Ave, which is tentatively targeted for the April 25 Planning Committee meeting.

The purpose of the proposed Zoning By-law Amendment is to change the zoning on the subject lands from the “AA” (Agricultural) District and the “C” (Urban Protected Residential Etc.) District, to the “RT-30/S-1818” (Street Townhouse) District, Modified. 

The effect of this application would permit nine, two storey, street townhouse dwelling units. Each unit is proposed to have one parking space in the garage and one parking space in the driveway with access off of Rosehill Avenue.

The Ward 8 Office has received some early feedback on specific concerns from potentially impacted residents, such as:

Parking:

The development proposes one parking space in the driveway and one parking space in the garage to accommodate the required parking standards.

The proposed lot widths of 8.43m less driveway widths of 4.45m (3.45m plus 0.5m sidewalk drop each side as per OPSD 310.050) leaves only 3.98m between driveways for on street parking.

Yard Setback Requirements:

The proposed development requires a large number of yard setback variances, which could be a cause for concern for area residents

Area Requirements:

The developer is proposing 165 m2 minimum lot sizes instead of the required 180m2.

Landscape Area:

The proposed development exceeds the landscape area requirements.

Landscape Plan:

4 private trees were identified to be removed and replaced. As the City of Hamilton is developing an official goal of increasing tree canopy coverage across the City, trees are at a premium in many neighbourhoods – especially in parts of Ward 8 south of the LINC.

Building standards, on-street parking as well as “overbuilding” concerns have been brought to the Ward 8 office’s attention, and with this Zoom meeting hosted by Councillor Danko residents will be able to share any concerns they may have about the project.
