After recent approval at the Planning Committee meeting of November 29, plans will now proceed for a rezoning application allowing development at 11 Springside Dr. following its approval at Council’s December 7 meeting.

The Nov. 29 planning committee approved a rezoning application that will allow the townhouses planned for 11 Springside Dr. near Rymal Road constructed following a recent vote at the December 7 Council meeting.
The owner applied in 2019 for a two-storey mixed use development with commercial space on the bottom floor and seven residential units with 19 parking spaces. Following the original plan, the owner submitted a revised application for eight, two-storey townhouses. A final submission reduced the townhouses to its currently planned state: seven townhomes with two parking spaces per unit.
A GSP planner told the Hamilton News that the property was originally zoned for single-family homes during the 1950s, but with zoning changes coming into effect in 2005 because of the creation of the Greenbelt, bigger homes up to 30,000 sq feet could be allowed on the property.
James Van Rooi, a planner with the City, told the Hamilton News thatthe property is located in an “older” neighbourhood that is now “moving in a direction where we support intensification. The lands have been designated for larger lots.”
He added that the townhomes “will not have a perceptible difference on traffic” in the neighbourhood. In addition, staff agrees with a drainage report provided by the owner that it will not impact the area.
Danko told the Hamilton News (that) the land is under a “completely different planning environment” that it was years ago with the province insisting on intensifying properties within an urban boundary and added that the owner considered residents’ concerns in the final application by reducing the development to fit the property.
“It has been scaled down significantly,” he told the Hamilton News. “We can’t just oppose an application because we don’t like it. We need a planning (reason).”
